Where is the deposit held?
In Switzerland, the rental deposit must be held in a blocked account in the tenant's name at a bank. The money belongs to you – the landlord cannot use it freely. Release only happens with your consent or by court decision.
Return deadlines
After the lease ends, the landlord generally has one year to assert claims. If they do not contact the bank within this period, you can recover the deposit yourself. In practice, after a fault-free handover it is released within a few weeks.
Avoiding common disputes
Most conflicts arise at the handover. Ensure a detailed protocol documenting the flat's condition. Normal wear and tear cannot be charged – only excessive damage. Photograph the cleaned flat as evidence.
What to do in a dispute?
If the landlord refuses release without valid reason, contact the conciliation authority for tenancy matters. This procedure is free and often effective. Keep all documents – lease, protocol, photos.
