At the handover, the flat's condition is recorded. What is documented counts afterwards. Good preparation protects you from unjustified costs.
Before the handover
The flat must be completely emptied and cleaned. Repair minor damage such as dowel holes. Read the meters. Gather all keys, including copies and cellar and letterbox keys.
The handover protocol
The most important document: the protocol records the condition of each room, any defects, meter readings and the number of keys. Check everything carefully before signing.
Normal wear or damage?
Key point: normal wear from proper use cannot be charged to you. Faded wallpaper, small scratches after years – that's normal. A hole in the wall or a burn mark, however, is damage.
In case of disagreement
If you contest a defect, have it noted in the protocol. Photograph the clean flat as evidence. In case of dispute, contact the conciliation authority – the procedure is free.
