The protocol documents the condition of each room, any defects, meter readings and the number of keys handed over. Both parties sign it. Check everything carefully before signing.
Normal wear or damage?
Key point: normal wear from proper use cannot be charged to you. Faded wallpaper or small scratches after years are normal. A hole in the wall or a burn mark are damage.
Take photos
Photograph the cleaned flat at handover. In case of a later dispute, these photos serve as proof of the condition. Document especially critical areas like the kitchen, bathroom and floors.
In case of disagreement
If you contest a defect, have it noted in the protocol. In case of a dispute, contact the conciliation authority for tenancy matters – the procedure is free and often effective.
